What to Expect When You Replace Windows or a Patio Door in a Regulated Community

While at times it may feel restrictive, these regulations ensure that your community maintains an established aesthetic and helps protects property values.

Before you even begin researching window replacement companies in your area you should always start with carefully reading your homeowner association’s bi-laws or regulations. This will outline who is responsible for the cost and detail any guidelines that you’ll need to adhere to. Because you’ll need to apply for approval before the work can begin, getting it right the first time will save you weeks on the installation date.

One of the easiest ways to get a visual idea of what the regulations may include is to look for newer looking windows in your neighborhood. While you should never base a window or patio door quote on observations alone, you will get a pretty good idea of what you can and can’t do. Note the type of window, decorative features, and color. You may have had your heart set on white casement windows with prairie grids, but if your association specifies bronze sliders, that’s all they’ll approve.

Your application will be reviewed by board members to ensure that the proposed work follows the HOA’s specified guidelines.

  • The approval will likely be valid for a limited time. Some HOAs require that the work begin no more than six months from the date of the approval and must be completed within 90 days.
  • Because approvals are time sensitive, be sure that your budget allows for the work to be finished within the specified timeframe.
  • Working with a vendor or contractor who has done work in your community you can help expedite the paperwork process.
